The Basics

  • Check-in is between 3:00 and 5:00 pm. Check-out time is 11:00 am.

  • We do our best to accommodate early check-ins with advanced notice. If you expect to arrive after check-in hours that is not a problem, but please note your anticipated arrival time when making your reservation and/or send us a text or give us a call (207.815.0419) prior to arrival.

  • We are committed to accommodating the needs of all our guests, and we strive to provide visitors with as accessible a lodging experience as possible. Our inn is located in a former cookhouse and private summer home built in 1761. Because we are located in a historic building, our inn may not be accessible to all, or may present challenges in providing easy and independent access. Before booking a reservation, please note that there are three steps required to enter the main building and there is no elevator in the house. There is one room on the first floor for those that are not comfortable with flights of stairs, but none of our rooms currently meet ADA accessibility requirements due to the historic nature of the property.

Bookings

  • Book directly on our website or give us a call at 207.815.0419! Our reservation system is current and provides our best rates.

    Room rates are for double occupancy, always include breakfast, and are subject to Maine lodging tax.

  • Two-night reservations are required on most weekends, with a three-night minimum required for some major holiday weekends during peak season. However, we can occasionally accommodate shorter stays in between other reservations, or if there is a last-minute cancellation. Please feel free to contact us at 207.815.0419 to inquire.

  • A reservation deposit is required to guarantee room reservations in the amount of 50% of the total charge for a stay of two or more nights. A full deposit is required on a one-night stay. Deposits will be charged at the time of booking, and may be provided via credit card; we accept VISA, MasterCard, American Express and Discover. The balance is due upon check-in.

  • As a small, family-run inn, changes and cancellations made with short notice greatly impact us. We understand plans can change and we will do our best to move your reservation or assist with a cancellation, but please give us as much notice as possible.

    If your travel plans change and you need to cancel your reservation, please call us at least twenty-one days prior to your arrival date in order to receive your deposit back less a $35 processing fee (per room).

    Guests cancelling reservations within twenty-one days of arrival or checking out early will be charged the full deposit.

    You are responsible for the entire stay if you fail to show, depart early, or arrive after scheduled dates and you will be charged for the nights specified in your reservation.

    Guests who have concerns about cancellations for any reason, including illness, airline cancellations, inclement weather, etc. are strongly encouraged to purchase travel insurance.

  • If you are attending a private event, the rooms at the inn are reserved as a block. Please contact us directly (theharpswellinn@gmail.com) to complete your reservation.

During Your Stay

  • Yes, breakfast is always included! Every morning from 8:00 to 10:00 am our “elevated continental breakfast” is available in the dining room. Offerings include homemade bread and granola from a local bakery, fresh fruit, yogurt, hard boiled eggs, and more. Juice, coffee, and tea are also provided.

    We intentionally designed a continental breakfast that both brings delicious local goods directly to you while also offering you the flexibility of being able to enjoy breakfast at your own convenience. While you are always welcome to eat on our property, we also know many of our guests are heading out early to explore the Midcoast.

    Guests with dietary restrictions can let us know in advance and alternative options will be provided.

  • While we are located in a fairly rural area of Maine, we do have complimentary high-speed WiFi and several service boosters throughout the property. There are televisions only in the suites.

  • Yes! We have two level-two chargers on-site that are available on a first-come first-served basis.

Pets & Children

  • Yes! Our two suites can accommodate you and your well-behaved pets. The suites have private entrances and are separate from the main building out of respect for our guests who are sensitive to dog dander and hair.

  • We are happy to have your family join ours at the inn. The occupancy limits for each room are stated and not all rooms can accommodate more than two guests. The suites are a great option for families as they are more private and have a kitchenette. We have a pack and play available for use, please just let us know if you’ll need it.

    Children under 17 should be accompanied by an adult at all times. Please also note our additional per person fees described below.

  • The occupancy levels of our rooms vary from two to four guests; it is noted in the description of each room and suite how many guests can be accommodated. Additional guests above two guests are subject to a $25 per person, per night fee.
